Property valuation mainly deals with the valuation of Land & Building, Plant and Machinery. We provide property valuation services for various purposes like,

Bank Guarantee: To establish credit worth of a client, Financial Institutions / Banks often requires the valuation of real estate assets of the client.

Land Acquisition: As per the provisions of The Land Acquisition Act 2013, the government is authorized to acquire private property for the purpose of public utilities. To assess the compensation to be paid to the owner of property the valuation of the asset under acquisition is required & in also in the litigations on this matter, the real estate valuation forms an important background.

Solvency Certificate: In the case of tenders & as required by Banks, Courts and the Government, when solvency certificate is called for, valuation report of the property is the basis to issue the same.

Stamp Duty Adjudication: A buyer needs to pay stamp duty to the State Government, so as to register the property transaction. In the cases where an unreasonable stamp duty is demanded by the authorities. The expert advice regarding the valuation on stamp duty adjudication matters is provided.

Valuation Under SARFAESI Act: For the Recovery of Loan and advances lended to the borrower the Financial Institutions / Banks requires the Valuation of the assets mortgaged with them, to fix the reserve price for Auction of the asset, valuation services are required which are offered by us.

Fair Rent Fixation: To estimate the fair rent of a property, which is to be rented or leased, the expert advice based on the current market practices is also available.

Standard Rent Determination: To estimate the Standard rent of any property, as per the provisions of Rent Control Act, we offer services.

Corporate Valuation services are valuation services provided to corporate clients, we provide property valuation services for various purposes like,

Accounting/Financial Reporting: As per the latest provisions of Ind AS, the companies need to provide the valuation of their assets in the balance sheet, also assessment for the Impairment of Assets as required by AS-28, We provide the valuation services for all such purposes.

Admission / Corporate-Valuation-services of Partner: Whenever a partner is admitted to a firm or when one retires from a firm, revaluation of the firm's assets becomes essential. We offer such revaluation services.

Amalgamation, Mergers, Takeovers of Companies: Whenever there is a change in the constitution of a company due to a merger, takeover, amalgamation or purchase of a subsidiary, real estate valuation is required. We provide our services in this area also.

Joint Venture: When foreign companies establish joint ventures or subsidiaries in India, valuation of assets of the Indian company is required by the foreign counterpart of the Indian company as well as by the RBI, we offer such services.

Public Issue of Companies: As per the requirements of SEBI, the companies going into public for fund raising are required to get their assets valued from a competent valuer. We have given our services to many such companies.

As per rule 27 of the insolvency regulations “Insolvency and Bankruptcy Board of India” (Insolvency resolution process for corporate persons) regulations, 2016”


The interim resolution professional shall within seven days of his appointment, appoint two registered valuers to determine the liquidation value of the corporate debtor in accordance with Regulation 35.


Liquidation value is the estimated realizable value of the assets of the corporate debtor if the corporate debtor were to be liquidated on the insolvency commencement date.

Income Tax - As per the provisions of the statute, it is obligatory for an assesses to declare the cost of construction incurred for the new house or reconstruction/remodeling of the immovable property. Capital Gains Tax – The profit arising from the transfer of any capital asset is taxable under the head 'capital gains'. It is mandatory to obtain the indexed cost of acquisition of the asset and to obtain the value of the property as on April 1, 2001, for assessing the capital gains, the services on the matter is provided.

Wealth & Gift Tax - Consequent to the Direct Tax Laws (amendments) Act 1989, valuation rules for the purpose of wealth tax and gift tax have been changed with effect from 01/04/89. For this purpose, guidelines given under Schedule III of the Act are to be followed. We have given such services to a number of clients.


Valuation for Litigation and Arbitration Support:

In the matters of litigation in the court of law, wherein the claims of damages, manse profit, or of fixation of standard rent etc. are the bones of contention, then report of the valuer plays an important role.
